The tenant's business name is often not yet published on the permit — you'll know the address, the work described, and the timing while the tenant is setting up, not always the name on the door. We think that's the valuable part: the address and the timing, delivered while the window is open.

We say "newly surfaced," not "newly permitted," on purpose. Austin publishes permit records weeks after they were filed — about 40 days at the median in our observation — and the city's own publication timestamps have proven unreliable (the entire dataset was republished at once in September 2026). So we detect newly surfaced permits by re-scanning ourselves and report each permit's issue date. The permit is real; the lag is real; we tell you exactly what we know.

Does every lead name the tenant's business?

No. Often the permit doesn't name the tenant yet — those records identify the newly finished-out space, its address, and the work described. If the business name is published, we include it. We don't guess.

How many leads will I get?

A small number of high-signal opportunities each month — not a firehose. In recent weeks, about 12–13 leads per month have matched our filter in Austin. Volume varies week to week — some weeks bring several, some bring none — and we make no promise about future volume. That's deliberate: fewer, better-timed leads you can actually work are worth more than a spreadsheet you'll never open.

What does "exclusive license" mean?
